Supreme Court in a recent judgement has upheld Section 23 of Registration Act 1908 and said that any sales deed must be registered within four months of its execution or else it will be declared invalid. Hence, even a bonafide buyer will not be able to prove his ownership if a sales deed is not registered within the time frame.
