What can a landlord deduct from a tenant's security deposit?

A landlord can deduct certain amounts from a tenant's security deposit before returning it. These may include unpaid rent, outstanding utility bills that were the tenant's responsibility and reasonable repair costs for damage beyond normal use. However, landlords generally cannot deduct money for normal wear and tear, such as faded paint, minor scuff marks, ageing fixtures or worn carpets.
