How do TDS rules vary for NRI sellers & residents in property sale?

The buyers generally deduct 1% TDS on qualifying purchases from residents. NRI property sales are taxed differently, with the deduction linked to applicable capital gains tax rates. When the seller is a resident, a buyer purchasing immovable property other than agricultural land has to deduct TDS if the consideration or stamp duty value is ₹50 lakh or more.
