The carpet area is the usable area within the walls of an apartment, while the super built-up area includes common spaces like lobbies and stairs. Builders often market properties using the super built-up area to make them seem larger. For example, an 800 sq. ft. property might be sold as 1000 sq. ft. by highlighting its super built-up area.
