The same bank sometimes offers different interest rates on two home loans taken by the same borrower, even when repo rate remains unchanged. This is because banks consider several factors, including the borrower's income, internal risk assessment, property profile and repayment capacity, while determining a spread that's added to RBI's repo rate. The loan's timing also affects the interest rate.
